About the neighborhood

South Redlands at a glance

The City of Redlands describes two of its local historic districts as being in south Redlands: the West Highland Avenue Historic and Scenic District, between Cajon Street and Cedar Avenue, and the Garden Hill Historic and Scenic District off Garden Street.

West Highland Avenue was laid out by Redlands founders Edward Judson and Frank Brown in 1886. Its homes, mostly built from the late 1880s to the 1920s, are largely two-story Victorian and Arts and Crafts houses on large lots with deep setbacks, with some postwar homes on the south side where an orange grove was subdivided. Garden Hill is hilly and curving, with Spanish Colonial, Colonial and Tudor Revival homes from the late 1910s and 1920s and stone retaining walls. Hillside landmarks like Kimberly Crest overlook the valley, with newer homes and streets around them.

Selling in South Redlands

No two homes here are quite alike, so pricing takes more judgment than in a tract. I start with a walkthrough, then show you the closest recent sales and how I adjusted for lot, size, condition and features. Larger homes often have more rooms and outdoor space than buyers expect, so staging the rooms they judge first, and setting up terraces and porches as outdoor rooms, helps the photos tell the story. If the home is in the West Highland Avenue or Garden Hill district, exterior work gets checked with the Planning Division first.

Buying in South Redlands

Bigger, older properties come with more to look at: roofs, drainage, retaining walls, mature trees and systems that may have been updated in stages. I'll help you build that into your inspection plan, and if you want to remodel later, Signature Construction can give you a walkthrough estimate before you commit.

Questions

South Redlands: common questions

Which south Redlands streets are in a historic district?

The City lists the West Highland Avenue district, between Cajon Street and Cedar Avenue, and the Garden Hill district off Garden Street. The City's list of historic resources confirms a specific address.

How do you price a one-of-a-kind home?

With the closest recent sales I can find, adjusted for lot, size, condition and features, after I've seen the home in person. I'll walk you through the comparisons so you can see how I got to the number.

Is staging worth it in a large home?

Usually for the rooms buyers judge first: living, dining, the kitchen and the primary bedroom, plus outdoor spaces. Secondary rooms can get lighter styling to keep the plan efficient.
