About the neighborhood

Etiwanda at a glance

Etiwanda is the easternmost of the three communities that became the City of Rancho Cucamonga in 1977. George and William Chaffey bought the land in 1881, and it was the first town the brothers planned, a test bed for the irrigation system of the Etiwanda Water Company that became a model for water management in Southern California.

The first long-distance telephone call in Southern California connected San Bernardino and Etiwanda in 1882, and the Pacific Electric's Big Red Cars reached Etiwanda in 1914. Today the east side of the city also includes Victoria Gardens at Foothill and Day Creek Boulevards.

Sellers

Selling in Etiwanda

In newer neighborhoods, buyers are often comparing several similar floor plans online, so the main living spaces need to look finished and read clearly in photos, and the price has to sit right against those comparisons. In an older Etiwanda home, it's the setting and the details that sell, and the repairs plan should protect them.

Buyers

Buying in Etiwanda

In newer neighborhoods, look beyond the list price: ask about HOA dues and any special assessments or Mello-Roos (Community Facilities District) taxes on the property tax bill, since they affect your monthly cost. In older homes, plan inspections around age and past updates.
