About the neighborhood

Alta Loma at a glance

Alta Loma is one of the three communities that joined to form the City of Rancho Cucamonga in 1977. It sits in the foothills of the San Gabriel Mountains near Cucamonga Peak and Mount Baldy, with elevations from about 1,400 to 3,000 feet, and its ZIP codes are 91701 and 91737.

It is almost entirely residential. By city ordinance, new commercial businesses are not allowed above 19th Street, and homes north of Banyan Street are generally on lots of at least half an acre. It is also home to the Sam Maloof historic residence and woodworking studio, now a museum and gardens.

Selling in Alta Loma

Lots and views are a big part of the value here, so the listing has to show them: patios and yards set up as outdoor rooms, furniture turned toward the view, and clear details on lot size and features. Closer to Foothill Boulevard, where homes sit closer together, the focus shifts to making the main rooms feel open and bright. I'll price the home against sales with comparable lots, not just comparable square footage.

Buyers

Buying in Alta Loma

On a larger foothill lot, ask early about what the lot allows, such as a pool, an ADU or a workshop, and check with the City of Rancho Cucamonga before you count on it. Homeowner's insurance can take longer to arrange in mapped fire hazard areas, and lenders usually need proof of insurance before funding, so start quotes as soon as you're in escrow.

Questions

Alta Loma: common questions

Is Alta Loma part of Rancho Cucamonga?

Yes. Alta Loma became part of the City of Rancho Cucamonga in 1977 and keeps its own ZIP codes, 91701 and 91737.

Can I add an ADU or pool on a larger lot?

Often it's possible, but it depends on the lot, zoning and city rules. Check with the City's Planning Department, and Signature Construction can give you a walkthrough estimate.

Why start insurance quotes early?

Homeowner's insurance can take longer to arrange in mapped fire hazard areas, and a lender usually needs proof of insurance before funding.
