About the neighborhood

Highland Historic District at a glance

The Highland Historic District covers the oldest part of the city: the original townsite, platted in 1891, and part of a 1904 addition. It was listed on the National Register of Historic Places in 2001. The district grew where Palm Avenue met the Santa Fe Railroad, which made it a natural center for the citrus industry.

You can still read that history in the streets. Packing houses line the old rail corridor, the historic commercial core runs along Palm Avenue, citrus growers built large homes on West Main Street, and workers lived in smaller cottages throughout the district. The National Register nomination lists Mission Revival, Queen Anne, Craftsman bungalow and Spanish Colonial Revival among the styles found here.

Selling in Highland Historic District

An older Highland home is a chance to stand out from newer tracts nearby. I'll help you decide which repairs buyers will actually notice, and which can wait, then present the home so original trim and windows show and smaller cottages feel open and bright in photos. If the home needs more work than you want to take on, we can also compare a listing with a cash offer through Fast Home Seller.

Buying in Highland Historic District

Homes here can be more than a century old. I'll help you look closely at the systems, the foundation and any past additions, and check permit history where it matters. Plan your inspections early in escrow so you have time to ask questions.

Questions

Highland Historic District: common questions

Does National Register listing limit what an owner can do?

Listing on the National Register mostly recognizes a property's history. Local rules are what usually govern changes, so ask the City of Highland's Planning Division about requirements for a specific address before planning exterior work.

Can you help sell a home that needs a lot of work?

Yes. We can list it as-is, do targeted pre-listing repairs through Signature Construction, or compare a cash offer through Fast Home Seller. I'll lay the options out side by side.

How far is the district from your office?

Not far. Highland is next to Redlands, where my office is on Plum Lane.
