The homeowners association describes the community as about 800 acres with roughly 2,488 residences, most of them single-family detached homes, plus a lake, pools, sports courts and walking trails, and seven preserved remnants of the area's historic orange groves.

Built in phases by different builders, many homes share a floor plan with others nearby.

Sellers

Selling in East Highlands Ranch

When buyers can compare the same floor plan down the street, condition, upgrades and presentation decide the price. I'll show you how your home compares with recent sales of similar plans, help you choose the few improvements that matter, and make the main living area, kitchen, primary bedroom and backyard feel finished in photos. Before exterior paint or other changes, check them against the HOA's modification guidelines and approved paint schemes, and let's gather the HOA paperwork early so escrow isn't waiting on it.

Questions

East Highlands Ranch: common questions

Do I need HOA approval to repaint before listing?

For exterior paint and other exterior changes, check the East Highlands Ranch HOA's modification guidelines and approved paint schemes first. Interior paint and staging are a different matter.

What HOA documents does a buyer receive?
